ECO Window Systems door installation in Pasadena typically runs between $1,800 and $4,600 per door, depending on the model line and what the rough opening needs. We keep common ECO Window Systems door hardware and components on our trucks, and most replacement parts can be matched and installed within a day or two of your call. Most owners find us because their ECO door has started dragging, the roller hardware has gone gritty, or the weatherstripping has finally given up after five or six Pasadena summers.
What we see most often is this: the door still looks fine from the living room side, but it doesn’t close the way it used to. The top corner of the panel has dropped a fraction of an inch. The sweep is leaving a gap you can feel with the back of your hand at night. These are not cosmetic problems. A door that doesn’t seat properly is spending every afternoon letting Pasadena’s dry heat in and every evening letting your HVAC’s work out.
Which ECO Window Systems Models This Applies To
Our installers work on ECO Window Systems sliding patio doors, hinged terrace doors, and the multi-slide lines we see across Pasadena’s mid-century and newer builds. The compatibility gotcha with ECO is the roller assembly. ECO Window Systems uses a few different roller housing sizes across their lines, and a roller from a 2015 hinged door will not seat correctly in a 2018 sliding panel. The part you need is stamped on the edge of the frame, usually a two or three-letter series code followed by the panel height. If you can send us a photo of that stamp before we come out, we’ll know which roller set to bring.
On the OEM versus aftermarket question, we’re straight about it. ECO’s factory rollers and handles are good hardware, but the factory weatherstripping is often the first thing to wear in our climate. For seals and sweeps, we often recommend a quality aftermarket replacement that holds up better to Pasadena’s UV load and the fine dust that comes with Santa Ana season. For rollers and locking hardware, we stay OEM where the spec exists, because the tolerance matters and a mis-fitting roller will chew up the track. We’re an independent service provider, not an ECO Window Systems dealer, so our only interest is the part that actually makes sense for your door. We also stock and service components for PGT, CGI, and CWS door lines in case you have more than one brand in the house.

Signs Your ECO Window Systems Door Installation Is Failing
- The door drags or you have to lift the panel to close it. This is almost always a worn roller bearing. Once the bearing goes, the panel rides on the nylon wheel, and every cycle grinds the track a little deeper.
- Visible light or a felt draft at the meeting stile. The interlock weatherstripping has compressed or torn. In Pasadena, the dry heat plus the occasional dust storm bakes that material brittle faster than coastal installs.
- The handle feels loose but the screws are tight. The internal gear mechanism inside the mortise lock has worn past spec. Tightening the screws won’t fix what’s already stripped inside.
- You hear a scrape or a soft crunch when sliding. That’s debris in the lower track, usually fine dust that has mixed with old lubricant into a paste. Left alone, it accelerates roller wear.
- The door is harder to lock, or the lock point only catches one side. The panel has settled, or the strike alignment shifted with the frame. This is also a security issue, since a door that only half-locks is a door that can be pried.

AfterReplacement Cost & What’s Included
For Pasadena homeowners, expect the work to land in these ranges:
- Roller replacement (parts and labor): $180 to $340 per panel
- Weatherstripping and sweep replacement: $120 to $260 per door
- Mortise lock or handle set replacement: $240 to $520 installed
- Full door installation (new ECO Window Systems unit): $1,800 to $4,600 depending on size and frame condition
Every quote is a written line item before any work starts, and that number is the number you pay. Parts are listed separately from labor so you can see exactly what you’re buying. The 365-Day Done Right Promise covers every installation we do. If something isn’t right after we leave, Keith Yamada and our crew will make it right, no countdown and no debate about who caused what. That’s the whole point of writing the price down and standing behind the finished work.
DIY or Call Us?
There are two things you can safely do. First, vacuum the lower track and wipe it clean with a dry cloth. You’d be surprised how often that solves a grind. Second, take a photo of the frame stamp and check whether the door sits square in the opening. If the gap at the top left is different from the top right, the panel has shifted and you have your answer.
Beyond that, we recommend a call. Lifting a heavy glass door panel out of its track without the right support risks the glass, the frame, and your back. The high-tension torsion springs on some ECO multi-slide configurations carry enough stored energy to injure someone if released wrong. That is not a warning we put on the page to scare you. It’s the same thing we tell our own crew before a disassembly. If the door is sagging, scraping, or failing to lock, call (626) 628-2308 and we’ll give you an honest read on what the repair involves. A light well is what brings daylight deep into a building. That’s what a well-installed door should do for the room behind it, and Keith will tell you straight if your door just needs one part or the full conversation.
FAQs
In Pasadena’s dry heat and with the fine dust we get during Santa Ana season, most OEM ECO rollers last 7 to 12 years before the bearing goes. Homes near the Arroyo or on streets with heavy leaf litter and sand tend to be on the shorter end of that range. Call (626) 628-2308 if your door is dragging before year five, because an early failure usually means misalignment at install.
Yes. In most cases, we can swap the rollers, seals, and locking hardware and bring the door back to proper operation, and that’s a $120 to $520 repair, not a $2,000 replacement. Full replacement only makes sense when the frame is rotted, the glass is fogged, or the track is too chewed to seat new rollers. Estimates are free, so call (626) 628-2308 and we’ll tell you which path applies to your door.
Most roller and weatherstripping jobs take one to two hours on site. A full door installation usually takes a day, and we’ll tell you before we start whether the trim around the opening will need paint after we’re done. We schedule around nap times where we can and keep the work area quiet enough that a kid can sleep through it.
We keep common ECO roller sets, sweeps, seals, and handle hardware on our trucks, and our Pasadena warehouse stocks the slower-moving items. If a series-specific part isn’t on hand, we can usually have it in hand within a few days. Send us a photo of the frame stamp before your appointment and we’ll confirm the part before we arrive.
